KEROC

The Group’s history, investment model and team.

The Group

KEROC is an independent, privately owned investment and holding group based in Luxembourg. Founded and led by Olivier Chatelain, it operates in renewable energy, commercial real estate, agriculture and Data Center.

The Group invests primarily its own capital. KEROC Financière S.C.A. is its principal investment company, while KEROC S.à r.l. manages the Group. The directors take part directly in investment decisions and oversight of the main holdings.

History and international presence

KEROC Financière S.C.A. was established in Luxembourg in 2007. It forms part of an entrepreneurial history that began earlier, notably in renewable energy. Activities subsequently expanded into commercial real estate, agriculture and industrial holdings.

Luxembourg, France and Poland are part of the Group’s investment and partnership history. This European base is complemented by an agricultural presence in the Republic of the Congo through its subsidiary TOLONA.

The portfolio has evolved with the projects and businesses supported. Data Center is a more recent activity, drawing on the Group’s experience in financing, sites and energy.

Sunreef Yachts, 2010–2025

KEROC was a shareholder in Sunreef Yachts from 2010 to 2025. During that period, the Group supported the catamaran builder’s development and international business.

The holding was sold in 2025. These fifteen years illustrate the ability to support a business over an extended period without setting an exit date at the outset.

Sunreef Yachts is no longer part of KEROC’s portfolio. This entrepreneurial and industrial experience remains a reference point in the Group’s investment history.

Our investment model

KEROC is not a third-party fund manager. Investing its own capital allows it to determine the holding period according to each business or asset, without an imposed fund term.

Analysis covers the activity, its users or customers, contracts, investment requirements and financing arrangements. For buildings, land and technical installations, asset condition, maintenance and scope for adaptation form part of the review.

The Group’s role continues after investment. Depending on the project, it includes governance, financial structuring, contractual relations, operating oversight and development decisions. These responsibilities are carried out with management, operators and specialist partners.

Decisions to reinvest, retain or sell are based on each holding’s circumstances. Links between activities can be useful, but do not replace the economic and technical assessment of each project.

Team

Investment decisions, legal oversight and management of the main holdings are handled by a small team. It works with business leaders, operators, banks and specialist advisers according to each activity’s needs.
